Robert and Sue Fennel purchased this land in the late 1970’s. As Robert is deceased, Sue Fennel haschosen to sell these two, well-located hunting, recreational or building tracts with income potential. Both tracts have water and electricity on site. This land lies about two miles off US Highway 24. Take Highway 24 east from Moberly to South on County Road 2315, 1.75 miles to south on County Road 2320, one-fourth mile to NW corner of Tract 1. Tract 2 lies directly south of Tract 1. These tracts may also be reached by taking County Road 2320 (the eastern extension of Sinnock Avenue from Mobelry) about 2 ½ miles from the Moberly city limits.
TRACT 1 – 19 ACRES, M/L – NORTH TRACT – This is a mainly wooded tract with about 5 open acres.
TRACT 2 – 18 ACRES, M/L – SOUTH TRACT – This is a mainly wooded tract with about 4 open acres.
The open land on these tracts has been in hay production but could be tillable and is perfect for food plots. They each have approximately 1/8 mile frontage on County Road 2320 and rural water and electricity runs along the front of both tracts.
TERMS: Tracts will be sold choice, with the winning bidder having the right to take one or both tracts. If winning bidder takes only one tract, then the other tract will be auctioned. A 10% buyer’s premium will be added to the winning bid amount to arrive at the Contract Sales Price. 10% of the Contract Sales Price is due directly after the auction in personal or company check made to Town & Country Abstract of Moberly as earnest money. Contracts are for cash with no financing or inspection contingencies. Closing will be on or before November 20, 2015 at Town & Country Abstract. Seller will pay 2015 real estate taxes. Possession to be delivered to the buyer at closing. Real Estate sells subject to sellers confirmation. Announcements made day of auction take precedence.
